Guest Guidelines and Policies
We provide these guidelines and policies to ensure that all parties—our guests, property owners, and management—are on the same page. We anticipate and hope that you will always use common sense, respect our owners' beautiful properties, prioritize safety, and have a wonderful vacation in this beautiful area of Maine.
Respecting the Property and Policies
- Policy Violation: While we trust our guests, please note that blatant disregard of these policies may incur additional fees and could result in forced eviction without a refund.
- Arrival and Departure: Adherence to our specified arrival and departure times is critical to allow our team time for proper cleaning and preparation for our next arriving guests.
Occupancy and Visitors
- Maximum Occupancy: The maximum overnight occupancy for each property is strictly specified in the property listing description. This total includes children and infants, who are each counted as one guest.
- Over-Occupancy: Over-occupancy of a property may lead to eviction and a $200 fee for each additional person.
- Daytime Visitors: We understand you may wish to host friends and family during the day. Owners request that the total number of people on the property during daytime hours does not exceed two times the maximum overnight occupancy.
- Visitors and Pets: It is critical that visitors do not bring unauthorized pets to a pet-free property.
Pet Policy (Dogs Only)
We love animals! If a property is designated as non-pet, the reasons may include: owner or family allergies, owner insurance restrictions, past negative experiences, or the property is simply unsuitable for pets.
For properties that do allow dogs, we are careful to screen dogs and their owners, and we may check in with you during your stay. We strive to maintain positive relationships with owners regarding pet rentals and appreciate our guests helping us by strictly adhering to the pet addendum.
Home Care and Departure Expectations
You will be staying in a private property, not a hotel. We ask that you treat the home with the care you would give your own. Upon departure, you are expected to follow the departure guidelines provided.
Departure Checklist Expectations:
- Cleanliness: Thoroughly clean up all spills and any grime that you and your guests have created.
- Trash: Remove your trash as instructed in the departure guidelines.
- Laundry: If a washer/dryer is present, please keep up with laundry, leaving only used bedding and towels on departure day.
- Items: Place all furniture and other items back where you originally found them.
- Grill: Please brush down the grill grates, clean off grease and food particles, and cover the grill after each use.
Connectivity & Location Considerations
Internet, cable, and satellite services are generally reliable, but please remember that you are visiting a rural area in Maine. These services will occasionally be affected by weather and terrain.
Many of our cottages are located off the main road. If you require consistent internet access to work remotely, or absolutely need to watch specific TV channels, please let us know when booking so we can help you find the most appropriate property to avoid disappointment.
Fire Safety and Parking
- Fire Pits: Guests may not build a fire pit if one is not already present at the property.
- Beach Fires: At properties with beaches, building a small fire in the intertidal area (below the high tide line) is permitted. Please be vigilant and ensure the fire area is thoroughly doused with plenty of water before you leave.
- Parking: Please park only in designated parking areas and never on the lawn. Parking on lawns can damage underground septic systems or cause ruts in wet areas.
- RVs & Tents: If you wish to bring an RV, please notify us so we can assist you with finding suitable parking. Additional people cannot stay on the property in an RV or tent without permission, and the maximum occupancy cannot be exceeded.
- Fireworks: Fireworks are strictly prohibited. This is a Maine state regulation for safety.
Property Showings (If Applicable)
If a property is for sale, it will either be noted in the listing or we will contact you if it goes on the market after you book. If a showing must take place during your stay, you will be given 24 hours' notice to allow you to vacate the property for one hour. We will do everything we can to avoid intruding on our valued guests, but there may be times when an owner's needs overrule our preference.
